Payment
Due upon signing of lease to confirm your vacation rental:
          • signed lease
          • 50% of the total rent due
          • non-refundable 15% processing fee
Due 30 days prior to your scheduled occupancy:
          • balance of the rent
          • security deposit (50% of one week’s rent)
          • 3.5% Maine Lodging Tax (on stays of 28 days or less)

Due at time of reservation if your reservation is made 30 days or less before your scheduled occupancy:
          • signed lease
          • total rent
          • non-refundable 15% processing fee
          • security deposit (50% of one week’s rent)
          • 7% Maine Lodging Tax (on stays of 28 days or less)

Pet Deposit
If a pet deposit is applicable, the standard pet deposit is half of one week’s rent. The pet deposit is typically refundable provided the property is left in acceptable condition.

Security Deposit Returns
Security deposits are returned after an inspection insures that the property has been left in acceptable condition within 30 days of your departure.

Cancellation Policy
All cancellations must be in writing and must be delivered prior to your arrival date.
If the cancellation is 30 days or more prior to your arrival date, 25% of the total rent shall be retained as a cancellation fee. Payments for the remainder of the rent, taxes, and security deposit will be returned to you.
For cancellations less than 30 days, we will attempt to find a substitute tenant and 25% of the rent shall be retained as a cancellation fee. If a substitute tenant is found, all other payments for rent, tax and security deposit will be returned to you. IF we do not find a substitute tenant, we will retain the entire rent, and the tax and security deposit will be returned to you.

YEAR-ROUND, SHORT-TERM & WINTER RENTALS

We require a tenant application and credit check for all Year-Round, Short-Term and Winter rentals. There is a non-refundable $45 application processing fee.

In most cases, a one-time processing fee of 15% of the first month's rent, the first month’s rent and a security deposit equal to one month’s rent are required at the time of the lease signing. Leases that are executed several months in advance of occupancy require a deposit equal to one month’s rent to secure the property.

If a pet deposit is applicable, the stand pet deposit is half of one month’s rent and is typically refundable provided the property is left in acceptable condition.

A processing fee of 5% will be charged for all credit card transactions.
